Quick answer

Stamp duty (land transfer duty) on a $750,000 Victorian property is $40,070 at general rates. First home buyers pay no duty up to $600,000 and a reduced amount up to $750,000; the principal place of residence rate applies from $130,000 to $550,000. Foreign purchasers pay an extra 8%.

Victorian stamp duty rates

Land transfer duty, usually called stamp duty, is charged on the price or the market value of the property, whichever is higher. These general rates apply to investment properties and to homes that don't qualify for a concession.

Dutiable valueDuty
$0 – $25,0001.4% of the value
$25,001 – $130,000$350 + 2.4% of the value over $25,000
$130,001 – $960,000$2,870 + 6% of the value over $130,000
$960,001 – $2,000,0005.5% of the total value
Over $2,000,000$110,000 + 6.5% of the value over $2,000,000

On a $750,000 investment property the duty is $40,070. On $1,000,000 it is $55,000.

Principal place of residence concession

If you buy a home for up to $550,000 and move in within 12 months of settlement for 12 straight months, a lower scale applies. Anyone can claim it, not only first home buyers. On a $500,000 home the duty drops from $25,070 to $21,970.

First home buyers

First home buyers pay no duty on a home up to $600,000, and pay reduced duty between $600,000 and $750,000. Above $750,000 general rates apply. SRO publishes the thresholds but not the formula for the reduction, so the calculator uses a straight sliding scale from nil at $600,000 to full duty at $750,000. On a $700,000 home that gives about $24,713 instead of $37,070. Treat this as a guide; SRO's own calculator gives the final figure. At least one buyer must be an Australian citizen, New Zealand citizen or permanent resident, and must live in the home for 12 continuous months starting within 12 months of settlement. Separately, the First Home Owner Grant pays $10,000 for a new home valued up to $750,000.

Off-the-plan concessions

Buying off the plan can reduce the dutiable value by the construction costs still to be done at the contract date. A temporary concession is open to all buyers, including investors, companies and trusts, for apartments, units and townhouses in a strata subdivision, with no price cap, for contracts signed before 21 April 2027. The ongoing concession is for owner-occupiers only, where the value after the concession is up to $550,000, or $750,000 for first home buyers. The vendor supplies the reduced value, so the calculator doesn't model it.

Foreign purchasers

Foreign purchasers pay foreign purchaser additional duty of 8% of the value on top of normal duty. It is worked out on the value before any off-the-plan concession. The calculator doesn't apply the first home buyer exemption when the foreign purchaser box is ticked. If you are buying with someone who is not a citizen or permanent resident, the additional duty may apply to their share.

Once you own an investment property, the Victorian land tax calculator shows the yearly holding cost. TXAS helps buyers work out ownership structure before contracts are signed; see our investment property tax guide or book a meeting.
